Seller needs don`t play a part.Sentimental value and the amount a seller wishes to realize from a sale have no effect on the selling price.

There is danger in overpricing.An overpriced property sits and is ignored by the marketplace, while maintenance and the cost to carry continues, and the opportunity for a sale at a realistic price is lost.
